Service Provided
  • Take full details of the property. Give current rental valuation of the
    property (if required)
  • Advertise property on our Website and local paper
  • Arrange appointments for prospective tenants to view the property
  • Handle all negotiations between the landlord and prospective tenants
  • Obtain at least 2 references and contact referees
  • Secure 1 advance payment and a security deposit
  • Set up standing order
  • Contact utility companies and assist new tenants to change supplies into their own names
  • Forward rent collected to landlord each month, less fees and outgoings
  • Inspect property on a regular basis
  • Pay agreed outgoings e.g. service charges etc.
  • Handle internal and external maintenance as agreed
  • Deal with any repairs speedily and efficiently
  • Provide cleaning service
  • Negotiate rent reviews
  • Inspect the property at the end of the tenancy agreement, checking the inventory
  • Where tenants are unsuitable, obtain vacant possession, including dealing with and The Private Residential Tenancies Board and Landlord's solicitor where necessary.

The cost of the Management service is 1 month's rent p.a. + €150 Letting Fee. Upon receipt of a new property by this office, a service letting fee of €150+vat is payable in advance. Once a tenant has been secured the service letting fee is deducted from the Management Service fee above.

All charges are subject to VAT @ 21% and are tax deductible
